These terms govern your use of Dallas Second Chance Apartments ("we," "us," or "our"), a free apartment locating service operated under Spirit Real Estate Group, a licensed Texas real estate brokerage. By using our service, you agree to these terms.

## Our service

We provide free apartment locating services to renters across the Dallas-Fort Worth Metroplex. Services include:

-   Customized lists of Dallas-Fort Worth apartment communities matching your situation
-   Pre-verification of approval criteria with property managers
-   Coverage of bad credit, eviction and broken lease, background-friendly, no rental history, guarantor and co-signer, pet-friendly, and luxury second-chance locating situations
-   Move-in incentive of a $50 cash rebate at lease signing on approved leases (typically rent over $1,200)

## No fee to renters

Our service is 100% free to renters. The apartment community pays Dallas Second Chance Apartments (operating under Spirit Real Estate Group) a referral commission when you sign a lease and list Spirit Real Estate as your referral source on the guest card and rental application.

## No guarantee of approval

We work to match you with apartment communities likely to consider your application. We do not guarantee approval by any apartment community. Final approval decisions are made by the property manager and the community's underwriting policies. We do not control or influence those decisions.

## The $50 rebate

The $50 cash rebate is paid at lease signing on approved leases that meet our standard criteria (typically rent over $1,200). The rebate requires that Spirit Real Estate be listed as your referral source on the guest card and rental application. Other rebate conditions may apply.

## Accuracy of information

You agree to provide accurate, complete, and current information when using our service. Inaccurate or incomplete information may affect our ability to match you with the right communities and may impact your application outcome.

## Fair housing

We comply with all applicable fair housing laws. We do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, or any other class protected by federal, state, or local law. Apartment community approval decisions are made by the property manager and are subject to the community's published rental qualifying criteria under Texas Property Code 92.3515.

## Use of the website

You may use this website for lawful purposes only. You may not:

-   Submit false or misleading information
-   Attempt to interfere with the website's operation
-   Use the website to harass or defraud others
-   Reproduce, copy, or distribute website content without permission

## Intellectual property
