# Summer 2026: Why DFW's Busy Lease-Up Season Is a Good Time for Second-Chance Renters

Summer is DFW's busiest moving season — and that can work in your favor. Here is how second-chance renters can use the summer 2026 lease-up window to get approved.

Most years we tell renters to plan around the calendar. Summer in DFW — roughly mid-May through mid-August — is the largest moving window in the Metroplex, and that has real consequences for anyone trying to get approved with credit, eviction, or background flags. The summer 2026 lease-up window is in full swing, and the math is in your favor more than it is the rest of the year.

## Why summer favors second-chance renters

When apartment communities have a surge of vacant units to fill, they are quicker to:

-   Run hybrid-approval criteria instead of strict criteria
-   Approve a conditional file with a deposit or risk fee rather than declining outright
-   Apply move-in concessions that quietly offset second-chance costs

That does not mean every community softens — premium operators in Plano and Frisco still hold their lines. But across Arlington, Grand Prairie, Oak Cliff, Garland, and most of urban Dallas, summer is when the line moves.

The two big ones we are seeing right now across DFW:

1.  **Reduced or waived admin fees.** A number of garden-style operators are running $0 admin fee promotions, which trims $150-$350 off a conditional-approval file.
2.  **One month free on 13-month leases.** Spread over the lease, that effectively cuts monthly rent and improves your 3x rent ratio at the next renewal.

For a renter who would otherwise need a risk fee or double security deposit, these concessions can swing the move-in number enough to make the file work.
